1. What Mineral Truth is

Mineral Truth (“the Service”) is a research tool that organizes and presents information derived from publicly recorded county documents and public well records for areas of North Dakota, currently Williams County. It assembles searchable indexes, ownership summaries, chain-of-title views, and reports from those records.

2. Not a title opinion, abstract, or legal advice

The Service does not provide title opinions, title insurance, abstracts of title, or legal advice, and no output of the Service should be relied on as any of those. Ownership summaries, interest fractions, acreage figures, and chain-of-title presentations are automated interpretations of the public record. They may be incomplete or contain errors, and they do not replace examination by a licensed attorney or professional landman. Always verify against the official county record before making decisions that depend on title.

3. Accounts

You must provide accurate information when creating an account and keep your password secure. Accounts are for a single person; sharing credentials, or pooling one subscription across multiple users, is not permitted. We may suspend or terminate accounts that violate these terms.

4. Subscriptions and billing

Paid plans are billed monthly or annually through Stripe. Plan features and usage limits are described on the pricing page and may evolve over time. Subscriptions renew automatically until cancelled; you can cancel anytime from your account, effective at the end of the current billing period. Except where required by law, fees already paid are non-refundable.

5. Acceptable use

You may use the Service for bona fide mineral title research. You may not scrape, bulk-export, or systematically copy the underlying dataset; resell or redistribute Service output as a competing data product; probe or disrupt the Service’s security or infrastructure; or use another person’s account. Runsheet and portfolio PDFs may be shared in the ordinary course of your own business.

6. Intellectual property

The underlying public records are not ours and not yours — they belong to the public. The Service’s software, design, compilations, indexes, and derived data presentations are owned by Mineral Truth and protected by law. Your subscription grants a limited, non-exclusive, non-transferable right to use the Service while your account is in good standing.

7. Disclaimer of warranties

The Service is provided “as is” and “as available” without warranties of any kind, express or implied, including accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted or error-free, or that the data reflects every recorded instrument.

8. Limitation of liability

To the maximum extent permitted by law, Mineral Truth and its owners shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost opportunities, or losses arising from reliance on Service output — including decisions to buy, sell, lease, or value mineral interests. Our total liability for any claim is limited to the amount you paid for the Service in the twelve months before the claim arose.

9. Changes

We may update these terms as the Service evolves. Material changes will be reflected by updating the date at the top of this page; continued use after a change constitutes acceptance. If a change is unacceptable to you, cancel your subscription.

10. Governing law and contact
