How to use Mineral Truth

Search a piece of land

Pick the Section, Township, and Range from the dropdowns — that's the legal description of the land. Then click the blue "Search Documents" button. That's it: one search pulls every courthouse document ever recorded for that section.

Tip: Only researching part of a section? Use the Quarter dropdown to narrow it down (for example NW¼).

Read the summary

The four boxes at the top give you the big picture in one glance: how many documents we indexed for this section, how many people and companies currently own minerals in it, and the verified net mineral acres and net royalty acres. Need a report to keep or share? Click "Download Runsheet PDF" in the top right.

Click any owner to see their ownership info

The Current Mineral Ownership table lists every current owner in the section. Click any owner's row and it expands to show everything we know: their interest percentage, net mineral acres, royalty rate, NRI and NRA, which tract they own, and the exact document they acquired it through. Click the document row inside to view the scanned courthouse document itself.

Tip: 318 owners is a lot to scroll — type a name in the "Filter by name..." box to jump straight to the owner you care about.

Check the wells

When you expand an owner, you also see every well in their tract and the spacing unit it belongs to. Click a well to open its full details — operator, status, spud date, total depth, exact location, and API number — pulled straight from NDIC.

Follow the chain of title

Scroll to the bottom and click "Chain of Title" to open the full history of the section — every deed, lease, and assignment in date order, oldest first. Each row shows who conveyed what to whom. Click any row to view the actual scanned document behind it.

Or start from the map

Click the "Map" button in the top right corner to see the whole county laid out on the PLSS grid. Every square is a section. Click any section on the map and Mineral Truth runs the ownership search for it automatically.

Search by name instead

Don't know the legal description? Type a person or company name into the Party Name box and click "Search Documents". Leave the land fields empty.

See everything they own

A name search returns every mineral position that owner holds across the whole county — section by section, with interest, acres, royalty rate, and lease status for each. Click any row to open the full chain of title for that section, or click "Download Portfolio PDF" for a report of their entire portfolio.
